How can I prepare for an appraiser's visit?

Five things to do before the appraiser comes to your home:

  1. Make sure all areas of your home are accessible for inspection.
  2. Note any recent improvements to your home (for example, if it was re-roofed in 2005, had new carpet in 2006, had plumbing repaired last month, etc.).
  3. Do light housekeeping. You don't need to go crazy cleaning up the place, but remember: appraisers are human and a good impression never hurts. Appraisers also take interior and exterior photos; a tidy home will look nicer in report photos.
  4. If you live in a condominium, gather all information relating to the condominium (association dues, maintenance fees, your unit's parking stall number, etc.).
  5. Tie up the dog. (Unfortunately, this is not a joke.)

What can I do to increase the value of my property?

Five ways to increase the value of your home (without spending too much money or time):

  1. Paint.
  2. Install new carpeting or other flooring.
  3. Mow the lawn, trim the hedges, take care of landscaping.
  4. Fix broken screens, windows, hardware, fixtures.
  5. Refinish cabinetry, replace outdated kitchen appliances.

Remodeling the kitchen or bath may increase the value of your home, but you will rarely recoup the entire expense involved.
